5 tips for buying a house from @happy.newbuildhomemaking

I have been so amazed by the home decor inspiration on Instagram and the wonderful community of home accounts, I'm going to use the blog to share the home accounts on Instagram that I find inspiring. Shelley from @happy.newbuildhomemaking shares her top tips for buying a house! She bought her new build home in 2020 and has added stunning colours and patterns to her house. I love that her account has photos of her beautiful home, home decor tips and informative posts about new builds.
1. Consider the size of the development
‘Think of the size of the development. New build developments can be huge and some become village like which can be great for a community and local facilities on your doorstep, but can be rabbit warren in style and you may feel crowded in.’
2. Explore the incentives available
‘Consider what incentives the property developer is prepared to offer to help you move. Some will even part exchange and/or help sell your existing property so it's worth asking about this. Definitely ask about solicitor and estate agent fees. Make it part of the offer on the house.’
3. Don’t forget about garden aspect
‘North facing rooms will never get a lot of light so think about how this will affect how you live in the house, especially a garden.’
Shelley’s home has a south-facing garden and it looks like such a relaxing space!
4. Renovations need to be factored in
‘You may find your dream home but if it’s going to cost nearly as much to make the changes you need, is it really the house for you? Even in new builds you will want to add your stamp on it and make changes so be prepared to do some work!
5. Be prepared to compromise
‘You'll likely have a list of "must-haves" for your new house but honestly, you won't tick every box! My list included a fire place and this house doesn't have one, and surprise surprise, I'm surviving without one!’

What’s your favourite space in the home?
‘My favorite space in my home is my hallway (closely followed by my master bedroom). My hallway is north facing, dark and gets little natural light. The off-white colour was cold, uninspiring and dull.
I wanted to walk in each time and feel a warm, welcoming feeling and I wanted visitors to get an instant feel for my love of colour and pattern.
Warming it up with a gorgeous blue embraced the darkness yet added the much needed splash of colour. The panelling adds warmth and texture and the wallpaper hits you with impact. The colours are amazing together and I just love it.’
What home project have you liked doing the most and why?
'The home project I have enjoyed the most was my master bedroom. I wanted to start decorating with the rooms I used the most.
I wanted to create a sense of calm and interesting space for my bedroom. It is a loft conversion, and so it has quirky angles and it’s big!
I decided to paint the ceiling and walls the same colour which makes the space feel much larger and brighter. I added a fun patterned wallpaper behind the bed - which also means I don't have to look at it when going off to sleep but helps energise when I'm up and about!
I also love the pink! It is a definite pink and I have a theory that once you use pink, you will want to use it everywhere!'
