Just completed? Do you have these documents?

After a relaxing week on leave, I’m back to writing the next blog post! Sharing with you all the list of documents that we received after completion. 

I’m forever grateful to have a very organised Hubby who actually saved the files down into folders and also scanned the key documents and saved them down too. I didn’t even think of doing that! A great tip for the next Instagram post.


I don’t know whether we have a complete list of what new homeowners should receive but hopefully it will be a starting point for you. If you received other documents too, please do share in a comment below! That way we can start to grow this list!


I have also been looking online to see if there is a complete list but haven’t had any luck finding one yet. 


Let’s get started! Please see below the documents that we received:


Included in a folder that was given to us after we collected the keys:


Certificates:

  • Building Regulations Compliance Certificate
  • Landlord/Homeowner Gas Safety Record
  • Certificate of design, installation and commissioning of a fire detection and alarm system of Grade B, C, D , E or F in a domestic premises.
  • Electrical installation certificate for small installations not exceeding 100 A
  • Circuit Details Schedule
  • Energy Performance Certificate (EPC)
  • Permit to work for electrical installations (for the kitchen appliances)

Other:

  • Buildmark Cover Note 
  • Development Residents Manual
  • Information pack for the development with details of the internal information (model number and colour of fittings and fixtures, communal information)
  • Snagging schedule (as this was done by the Housing Association)
  • Tenants Electrical Handbook
  • Energy ratings for the appliances (e.g. boiler)
  • Guide for the smart meter

User guides/installation manuals:

  • Installation manual for the cooker hood
  • User manuals for the kitchen appliances and washing machine
  • Details of how to register appliances and activate the guarantee
  • User guide for the boiler
  • Guidance notes for the boiler
  • Guide for the washer dryer

From our solicitor:

  • NHBC certificate
  • HMRC Land Transaction Return Certificate (for confirmation that the SDLT has been paid)
  • Signed copy of the lease (by the seller)
  • Confirmation for the application to the Land Registry

Other useful information:

  • Building Regulations Compliance Certificate

This confirms that the work to install the gas-fired boiler has been carried out by a Gas Safe Registered business. It is also a confirmation from the business that the work was carried out in accordance with the Gas Safety (Installation and Use) Regulations and all other relevant industry standards and has been self certified as being compliant with Section 4 and 7 of the Building Regulations in England, Wales and Isle of Man.

  • Landlord/Homeowner Gas Safety Record

This record is used to document the outcomes of the checks and tests required by the Gas Safety (Installation and Use) Regulations for our boiler.

  • Buildmark Cover Note 

On the cover note, it states that this confirms that NHBC has carried out a pre-handover inspection for insurance purposes and agrees to provide the 10 year cover.  This cover note does not bring the insurance into operation and is only an agreement that it will be provided.


The Insurance certificate is issued once the acceptance form on the Buildmark Offer is completed and returned to NHBC (provided the Builder is on the NHBC Register at the date of exchange of contracts with the First Owner).

  • MVHR commissioning certificate

According to the NHBC Standards (2021 edition), if you have a mechanical ventilation with heat recovery (MVHR) system, they should also provide the commissioning certificate and various other documents. For more information, see this post.


Please note that the edition of the NHBC Standards that is relevant for your NHBC registered home would depend on when the foundations started.
